Commercial Property

Commercial Property comprises land and property that isn't entirely lived in as a home by our Clients.  It includes shops, restaurants, take-aways, pubs, licensed premises, offices, office buildings, serviced offices, retail units, showrooms, warehouses, industrial estates, housing developments, development land and farmland.

We advise a broad range of clients as diverse as multinational firms, SMEs, sole traders/investors, developers, lenders, landlords and tenants on all aspects of Commercial Property including:

  • Buying or Selling
  • Granting Leases as a Landlord or taking  leases  as a Tenant
  • Related Finance issues (e.g. Bank requirements for purcashing)
  • Property development
  • Sale or Purchases of Pub or other licensed premises
  • Buying To Let
  • Renewing Tenancies once they have come to an end
  • Evicting commercial or residential tenants, squatters and trespassers
  • Breaches of Lease covenants, e.g., forfeiture of the lease, taking possession of the property, bailiffs and sheriffs, court proceedings for possession
  • Rent reviews
  • Tenancy Agreements e.g. assured shorthold tenancies.
  • Temporary tenancy agreements, car parking schemes and licenses

A friendly WARNING to all Landlords:  If you are contemplating evicting a commercial or residential tenant from your premises for non-payment of rent, DO NOT do so until you have spoken to us first;  if you do not take the appropriate steps the consequences could be catastrophic!
